Missouri Seller's Disclosure Statement (DSC-8000)
Missouri Statute §339.730 requires sellers to complete a Missouri Seller's Disclosure Statement (DSC-8000) and deliver it before or at contract execution. Buyers have 3 business days to rescind after receipt.
The form covers:
St. Louis City vs. St. Louis County
The City of St. Louis is an independent city — not part of St. Louis County. Properties in the City of St. Louis file in the City Recorder's office; County properties file with the County Recorder. Confirm jurisdiction for your specific property.
Radon
Missouri has elevated radon risk. St. Louis area homes frequently test above EPA action levels. Buyers routinely include radon contingencies.
Lead Paint
Required for pre-1978 homes. St. Louis has older housing stock with significant lead paint exposure.
No Missouri Transfer Tax
Missouri imposes no real estate transfer tax — a significant advantage.
Illinois Properties (Metro East)
If your property is in the Metro East (Belleville, Edwardsville, Collinsville — in Illinois), Illinois law applies, including Illinois' Residential Real Property Disclosure Report. Illinois charges a state transfer tax of $0.50/$500.
