Swimming Pool Barrier — Don't Miss This
If your property has a pool, spa, or decorative pond, you must provide a pool safety disclosure per Arizona Revised Statute 36-1681. This covers fence height, gate latch requirements, and door alarms. Most Phoenix metro homes with pools need this completed.
HOA Disclosure Package
Phoenix-area master-planned communities universally have HOAs. The required package includes CC&Rs, bylaws, financials, and pending assessments. Request it immediately — it takes 5–10 business days and costs $200–$400.
Affidavit of Property Value
Required at closing for all Arizona sales. Documents the sale price for the Maricopa County Assessor. Your title company files this automatically.
