Wyoming Property Disclosure
Wyoming sellers must complete a Seller's Property Disclosure form before the buyer submits an offer (or immediately after). The form covers:
No Transfer Tax
Wyoming has no real estate transfer tax — one of the few states with this advantage. Sellers still pay title insurance, recording fees, and any agreed closing costs, but there's no state or county excise tax on the sale.
What to Disclose
Wyoming follows a "disclose what you know" standard. If you're aware of a material defect, you must disclose it. Concealing a known defect can lead to post-closing claims. When in doubt, disclose — it protects you legally and builds buyer confidence.
Rural and Agricultural Properties
Wyoming has many agricultural and rural properties. If your property has a well, septic system, or water rights, disclose all known information about their condition and any relevant agreements (shared well agreements, water rights transfers, etc.).
