Manitoba Property Condition Disclosure Statement (PCDS)
Manitoba's PCDS is a standardized disclosure form for residential sales. Complete it fully and accurately — known defects not disclosed can result in post-closing legal claims.

Flooding Disclosure is Critical in Winnipeg
Winnipeg and surrounding areas have experienced Red River and Assiniboine River flooding. If your property has ever flooded or experienced water intrusion (including basement seepage), you must disclose this. The PCDS asks specifically about flooding history — answer honestly.
Basement Water
Winnipeg's clay soil and flat terrain make basement water issues common. If you've had sump pump activity, weeping tile repairs, or basement water intrusion, disclose it. Concealing basement water history is one of the most common latent defect claims in Manitoba.
No Attorney Required vs. Strongly Recommended
Manitoba law does not require a real estate attorney for closings, but lawyers handle virtually all Manitoba real estate transactions in practice. Budget $1,200–$2,000.
