What Is a Mere Posting?

A mere posting is when a licensed REALTOR® member lists your property on MLS® under their brokerage but provides no other services — no showing assistance, no negotiation, no advice. They simply fulfill the technical requirement that MLS® listings must be held by licensed members.

How It Works in Toronto

  • You engage a mere posting brokerage (search "mere posting Toronto")
  • They list your property on TRREB MLS® and REALTOR.ca
  • You set the cooperating commission for buyer's agents (typically 2–2.5%)
  • You handle all showings, offers, and negotiations directly
  • You (and the buyer) use real estate lawyers for the Agreement of Purchase and Sale
  • What You Pay

    Mere posting fees in the GTA typically run $500–$2,000 for the listing period. You still offer a buyer's agent cooperating commission if you want agent-represented buyers to show your home (highly recommended — most Toronto buyers have agents).

    Your Lawyer's Role

    In Ontario, the Agreement of Purchase and Sale (APS) is the binding contract. Your real estate lawyer reviews the APS, handles the title search, manages the closing, and transfers funds. Budget $1,500–$2,500 for a Toronto real estate lawyer.
