What Is a Mere Posting?
A mere posting is when a licensed REALTOR® member lists your property on MLS® under their brokerage but provides no other services — no showing assistance, no negotiation, no advice. They simply fulfill the technical requirement that MLS® listings must be held by licensed members.
How It Works in Toronto
What You Pay
Mere posting fees in the GTA typically run $500–$2,000 for the listing period. You still offer a buyer's agent cooperating commission if you want agent-represented buyers to show your home (highly recommended — most Toronto buyers have agents).
Your Lawyer's Role
In Ontario, the Agreement of Purchase and Sale (APS) is the binding contract. Your real estate lawyer reviews the APS, handles the title search, manages the closing, and transfers funds. Budget $1,500–$2,500 for a Toronto real estate lawyer.
What You Give Up
Without a listing agent, you won't get: professional pricing advice, staging consultation, negotiation support, or market expertise. Do your own research — use TRREB data available through Realtor.ca, HouseSigma, or Zoocasa for historical sold prices.
