Wisconsin Real Estate Condition Report (RECR)

Wisconsin's RECR is mandatory for residential sales. Deliver it within 10 days of offer acceptance. The buyer has 2 business days after receipt to rescind if they find the condition unacceptable.

RECR sections

  • Structural: foundation, roof, attic, basement/crawl space, walls, windows
  • Mechanical: HVAC, plumbing, electrical, water heater
  • Environmental: lead paint, radon, asbestos, underground tanks
  • Water: public/well; quality; septic if applicable
  • Legal: HOA, easements, encroachments, zoning
  • Additional: swimming pool, hot tub, fireplace, outbuildings
  • Radon in Madison

Dane County has elevated radon levels. Test before listing ($15–$30 DIY). Mitigate if above 4 pCi/L ($800–$1,500). Disclose test results on RECR. Madison buyers routinely include radon inspections.

    Wisconsin RETR Calculation

Real Estate Transfer Return (RETR) fee: $3.00 per $1,000 of value. File with Dane County at closing. This is a seller-paid fee collected through the title company.
