Wisconsin's RECR is mandatory for residential sales. Deliver it within 10 days of offer acceptance. The buyer has 2 business days after receipt to rescind if they find the condition unacceptable.

Dane County has elevated radon levels. Test before listing ($15–$30 DIY). Mitigate if above 4 pCi/L ($800–$1,500). Disclose test results on RECR. Madison buyers routinely include radon inspections.
Wisconsin RETR Calculation
Real Estate Transfer Return (RETR) fee: $3.00 per $1,000 of value. File with Dane County at closing. This is a seller-paid fee collected through the title company.
Condo Units in Madison
Madison has significant condo inventory (Capitol Square area, near UW). Condo sellers must also provide: HOA/condo association financial statements, bylaws, meeting minutes, and disclosure of pending special assessments.
