California's Extensive Disclosure Requirements
California Civil Code §1102 requires sellers to complete a Transfer Disclosure Statement (TDS) for all residential 1–4 unit sales. This is one of the most comprehensive disclosure forms in the nation.
Transfer Disclosure Statement (TDS)

Natural Hazard Disclosure (NHD)
Required by California law, the NHD discloses whether the property is in:
Purchase from a licensed NHD provider (Natural Hazard Disclosure Experts, Property ID, etc.) for $100–$150.
LA-Specific Requirements
Retrofit compliance: LA sellers must certify compliance with retrofit ordinances:
Solar panels: If leased (not owned), the buyer must assume the lease — disclose upfront.
Mello-Roos: Many LA communities have Mello-Roos special taxes. Disclose the annual amount — it can be $2,000–$8,000/year and surprises buyers.
LADWP Clearances
Some escrow companies require an LADWP (LA Department of Water and Power) payment clearance letter before close. Confirm with your escrow officer.
