Kentucky Seller's Disclosure of Property Condition
Kentucky's disclosure form is required for all residential property sales. It covers all known material defects in the property's physical condition, systems, and legal status.
Form sections
Lead Paint in Lexington's Older Homes
Lexington has a significant inventory of homes built before 1978. Federal lead paint disclosure is required. If children under 6 will occupy the home, Kentucky follows federal guidelines — buyers have a 10-day inspection contingency for lead.
Basement/Crawl Space Issues
Central Kentucky's clay soils and humidity make basement moisture and crawl space issues common. Disclose any history of water intrusion, sump pump activity, or moisture remediation. Buyers' inspectors will check thoroughly.
Radon in Kentucky
Kentucky has elevated radon levels in many counties. Test before listing — if above 4 pCi/L, mitigate ($800–$1,500). Disclose results on the seller disclosure form.
No Attorney Required
Kentucky title companies handle closings. Attorneys are optional. The Kentucky Association of REALTORS® provides standard purchase contract forms.
