Flood Disclosure is Critical in Jackson
Jackson has experienced significant flooding events. Mississippi's disclosure form requires you to disclose: whether the property has ever flooded, whether it's in a FEMA flood zone, and whether flood insurance is or has been required. Do not omit this — it's one of the most litigated post-closing issues in Mississippi.
FEMA Flood Zone
Check FEMA's flood map (msc.fema.gov) for your address before listing. If your property is in a Special Flood Hazard Area (SFHA), disclose it prominently in the listing. Buyers using conventional or FHA/VA loans will be required to purchase flood insurance.
No Attorney Requirement
Mississippi does not require an attorney at closing. Title companies handle most closings. An attorney review of the purchase contract is optional but recommended for complex transactions.
