Connecticut FSBO Disclosure Requirements (2026)

Connecticut Seller Disclosure

Connecticut requires sellers to complete the Residential Property Condition Disclosure Report — a standardized form covering the property's physical condition, systems, and known defects. Deliver it to the buyer before or at offer acceptance.

What the form covers

  • Structural: foundation, roof, walls, windows
  • Mechanical: heating, cooling, plumbing, electrical
  • Environmental: lead paint, asbestos, radon, underground tanks, wetlands
  • Legal: easements, encroachments, pending assessments, HOA status
  • Water/sewer: public or private well and septic status
  • Lead Paint

    For homes built before 1978, federal law requires the EPA Lead Paint Disclosure form and a 10-day inspection window. This applies in addition to the CT disclosure report.

    Attorney Requirement

    Connecticut is one of roughly 20 attorney-close states. A licensed CT real estate attorney must handle the closing — this is not optional. Budget $800–$1,500 for attorney fees.

    Conveyance Tax

    Connecticut charges a real estate conveyance tax of 1.25% on the first $800,000 and 2.25% above that. On a $350,000 sale that's $4,375 — plan accordingly.
