Greensboro Home Seller Disclosure Requirements (2026)

NC Residential Property Disclosure Statement

North Carolina General Statute §47E requires sellers to provide a completed Residential Property Disclosure Statement to buyers. Buyers have 3 business days after receipt to rescind.

The form covers:

  • Structural elements (foundation, roof, walls, floors)
  • Plumbing, electrical, HVAC, water heater
  • Water source and sewage type
  • Environmental hazards (lead, asbestos, radon, underground tanks)
  • Flood zone status
  • Legal matters (zoning, easements, liens, HOA)
  • Mineral rights
  • Oil and Gas Rights Disclosure

    NC requires a separate Oil and Gas Rights Mandatory Disclosure Statement (OGR). Less common in Guilford County but still required.

    Lead Paint

    Required for pre-1978 homes.

    NC Excise Tax

    North Carolina charges an excise tax of $1 per $500 of sale price (0.2%). On a $300,000 sale: $600. Guilford County does not add a local transfer tax beyond the state excise.

    HOA

    Many Greensboro subdivisions have HOAs. Under NC Statute §47F, HOAs must provide a resale certificate within 10 days of request (~$200–$400).
