Colorado's Seller's Property Disclosure (SPD)

The Colorado SPD is comprehensive — complete all 100+ questions honestly. The form covers:

  • Structural, mechanical, environmental
  • HOA/Metro district status
  • Radon
  • Methamphetamine (disclosure required if property was site of meth production)
  • Expansive soils (relevant in Colorado's Front Range)
  • Flood zone
  • Radon is Critical in Fort Collins

    Larimer County is in EPA Zone 1 (highest radon potential). Testing before listing is strongly recommended — Colorado buyers routinely request radon tests during inspection. If levels exceed 4 pCi/L, mitigate before listing ($800–$1,500). Disclose test results on SPD.
