Radon is Critical in Fort Collins
Larimer County is in EPA Zone 1 (highest radon potential). Testing before listing is strongly recommended — Colorado buyers routinely request radon tests during inspection. If levels exceed 4 pCi/L, mitigate before listing ($800–$1,500). Disclose test results on SPD.
Expansive Soils
Northern Colorado has significant expansive soil (bentonite clay) issues. If your home has experienced foundation movement, cracked walls, sticking doors, or sloped floors, disclose it on the SPD. Expansive soil issues are common but manageable — hiding them is costly.
Metro Districts
Many Fort Collins suburban areas are served by Metropolitan Districts (similar to HOAs with taxing authority). Disclose metro district membership, annual assessments, and any mill levy information. Buyers need to understand this additional property tax burden.
HOA Disclosure
Colorado HOA disclosure requirements are specific: provide the HOA's declaration, bylaws, rules, financial statements, and list of pending assessments. The buyer has a review period and the right to terminate based on HOA documents.
