Texas Seller's Disclosure of Property Condition (TREC OP-H)

Texas Property Code §5.008 requires sellers to complete a Seller's Disclosure of Property Condition (TREC Form OP-H) for most 1–4 unit residential sales. It must be provided to buyers before or upon contract execution.

The form covers:

  • Structural components (foundation, roof, walls, floors)
  • Systems (plumbing, electrical, HVAC, water heater)
  • Appliances included in the sale
  • Environmental hazards (lead, asbestos, radon, underground tanks)
  • Flood zone status and any known flooding
  • Legal matters (HOA, easements, zoning)
  • Insurance claims history
  • Lead Paint

    Required for pre-1978 homes.

    Flood Zone — El Paso
