Iowa FSBO Disclosure Requirements for Des Moines Sellers (2026)

Published January 15, 2026

Iowa Residential Property Seller Disclosure Statement

Iowa sellers must complete this form for most residential sales. The form covers all known material defects. Deliver it to buyers within 5 days of an accepted offer (buyer then has 5 days to rescind).

Disclosure sections

  • Structural: foundation, roof, attic, basement/crawl space
  • Mechanical: HVAC, plumbing, electrical
  • Environmental: lead paint, radon, asbestos, underground tanks
  • Water/sewer: public or well/septic; water quality
  • Legal: HOA, easements, zoning, drainage districts
  • Radon in Iowa

Iowa has some of the highest radon levels in the nation. Test before listing — it's cheap ($15–$30 DIY kit). If above 4 pCi/L, install mitigation ($800–$1,500). Buyers almost universally include radon testing in their inspections in Iowa. Disclose test results (pass or fail) on the disclosure form.

    Iowa Drainage Districts

Some Des Moines suburban and rural properties are in drainage districts that assess annual fees. Disclose any drainage district assessments — buyers need to know about these ongoing costs.

    No Transfer Tax

Iowa has no real estate transfer tax. Closing costs: title insurance, recording fees, property tax proration.

    Closing Timeline

Iowa closings typically run 30–45 days from accepted offer. Title company searches take 2–3 weeks. Budget for the timeline when negotiating possession dates.
