FSBO in Calgary, AB
Alberta's housing market is driven by oil and gas cycles, federal immigration, and significant interprovincial in-migration from BC and Ontario. CREA rules apply — private sellers need a mere posting service for MLS® access.
Mere Posting in Calgary
Several Alberta brokerages offer mere posting services on CREA MLS® for $500–$1,500. You handle all showings and negotiations. Offer a cooperating commission to buyer's agents (typically 3.5% on first $100K + 1.5% on balance, or a flat 2.5%).
Alberta Disclosure
Alberta does not have a provincially-mandated seller disclosure form. However, the Real Estate Council of Alberta (RECA) and Alberta Association of REALTORS® use a Property Disclosure Statement. Sellers have a common law duty to disclose known material latent defects.
Land Title Transfer Fees
Alberta charges land title transfer fees — roughly $1 per $5,000 of value plus a flat amount. On a $600,000 Calgary home, fees are approximately $600–$700. Much lower than Ontario/BC.
Alberta No PST Advantage
Alberta has no provincial sales tax (no PST/HST on residential real estate). This is a significant advantage vs. BC or Ontario. Market it to interprovincial buyers.
Calgary Market
Inner-city communities (Mount Royal, Elbow Park, Altadore, Hillhurst) command premiums. Suburban communities (Airdrie, Cochrane, Chestermere) offer more affordable detached housing. Downtown condo market can be softer during oil price downturns — know your submarket.
